Minimum Energy Efficiency Standards (MEES)

Are you a private landlord?

In April 2018, a law was rolled out to the private rented sector, which was called the Minimum Energy Efficiency Standards (MEES). This meant that private rented properties needed to have an Energy Performance Certificate (EPC) rating of a minimum of an E for newly rented properties and new tenancy agreements.

From the 1st April 2020, it will be unlawful for any private landlord to rent a property, even to an existing tenant if the property is below E rated on an Energy Performance Certificate (EPC) (unless there is an applicable exemption). Consequently, if a landlord breaches these standards there will be a penalty of up to £4,000.


How can we help you meet the MEES?

We can help you meet the Minimum Energy Efficiency Standards. We have access to Energy Company Obligation (ECO) funding. ECO can help improve your properties EPC rating. Through our ECO funding we can offer energy efficiency measures for free, or subsidised.  The current ECO scheme runs for a limited time and is due to end in March 2022.

  • Cavity wall insulation
  • Loft insulation
  • Underfloor insulation
  • Party wall insulation
  • First time central heating (no heating present or replacing old storage heaters)
  • Broken boiler replacements in F&G properties (must be replaced with a renewable heating product, such as; air source heat pumps or ground source heat pumps).

Equally important, it is worth noting that in Scotland, the introduction of new Energy Performance Certificate (EPC) Standards in the Scottish Private Rented Sector (PRS) has been delayed until 1st October 2020.
